Description

The 66×28 Modern Lean House is a 1,848 sq ft single storey plan with 3 bedrooms, 3 bathrooms, a low lean roof, dark vertical cladding and about 1,115 sq ft of deck wrapping the front, sides and back. You get a 13 sheet print ready PDF with the fully dimensioned floor plan, all four elevations, a building section, roof plan and roof framing, foundation, electrical and plumbing, plus a preliminary material list, delivered the moment you check out.

Why buyers pick this plan

  • A front deck 9 ft 6 in deep running the full 66 ft, which is a real outdoor room rather than a landing.
  • A living and dining space 27 ft long, open to a 21 ft kitchen run with an island.
  • Three bathrooms and a separate laundry, so the house works for a family rather than a couple.
  • A pantry and an 8 ft by 8 ft store room, the two rooms most small house plans leave out.
  • Everything on one level with no stairs and no loft, on a slab floor.
  • A long low lean roof with broad overhangs, which is what gives the house its line.

What is and is not in the set

Included

  • Floor plan, fully dimensioned
  • All four elevations and a building section
  • Roof plan and roof framing plan
  • Foundation plan with slab, drainage and edge details
  • All three bathrooms and the laundry plumbed
  • Electrical plan with legend
  • Preliminary material list

Not included

  • No separate HVAC sheet in this set
  • Engineer or architect stamp
  • Site specific structural or span calculations
  • Site plan, septic or utility design
  • Editable CAD files, available on request

At 66 feet long the roof beam and rafter spans are worth having checked by an engineer in your state before you build.

Permits

Can I get a building permit with these plans?

In most US jurisdictions these drawings are what your building department will review. At this size the questions that come up are about structure and about the decks, so ask early:

  • Do you require an engineer’s stamp and span calculations for the roof?
  • Do the decks need their own framing and footing detail?
  • Do you require a site plan showing setbacks and lot coverage?
  • Do you require an energy compliance form for a house this size?

With three bathrooms, a laundry and a kitchen, ask the health department about septic sizing too if you are not on a sewer: fixture count is what sets the field size. Because you receive the complete PDF set, a local engineer can review and stamp it without redrawing the project.

Budget

What will it cost to build?

Finished build$222,000 to $480,000

Contractor built, 1,848 sq ft at roughly $120 to $260 per square foot.

The long glazed front and the amount of roof are the two things that move this number most.

Shell or owner-build$115,000 to $222,000

You hire out the slab, framing, roof and glazing and finish the inside yourself.

Budget the decks on their own: 1,115 sq ft of deck is a project in itself.

Figures are planning ranges, not quotes. Costs move with your region, site access and the finishes you choose.

Best for

Who this plan is for

A full time family home

Three bedrooms, three bathrooms, a laundry and a pantry is a complete house, not a holiday cabin with extra rooms.

A long narrow site

Twenty eight feet deep and sixty six feet wide suits a lake frontage, a ridge or a narrow lot where the view is on one side.

Single level living

No stairs anywhere, a slab floor throughout and wide passages, which matters if you plan to stay put.

Larger rentals

A three bedroom, three bathroom listing with a deck this size sits well above the small cabin bracket.

Need it changed?

Shortened, mirrored, the store turned into a fourth bedroom, a garage added, a crawlspace or pier foundation instead of a slab, or editable CAD files: tell us what you want and we will quote it, usually within one business day.

FAQ

Questions buyers ask

How big is this house?

Sixty six feet by twenty eight feet, about 1,848 square feet of enclosed floor on one level, plus roughly 1,115 square feet of deck across the front, both sides and the back.

How many bedrooms and bathrooms are there?

Three bedrooms and three bathrooms. The bedrooms are 12 ft by 14 ft, 14 ft by 13 ft 4 in and 10 ft by 13 ft 4 in, and there are bathrooms at 12 ft by 8 ft, 10 ft 4 in by 7 ft 6 in and 6 ft by 8 ft.

Is there a laundry room and a pantry?

Yes, both. A 6 ft 4 in by 5 ft 6 in laundry and a 6 ft by 7 ft pantry, plus an 8 ft by 8 ft store room.

How deep is the front deck?

Nine feet six inches, running the full sixty six foot width, which is about 627 square feet on its own. There is a 4 ft deck across the back and 4 ft strips down both sides.

Is there a loft or a second floor?

No. This is a single storey plan. The ceiling follows the lean roof from about 11 ft to 12 ft, so the rooms feel tall without any stairs.

What foundation does it use?

A 5 inch reinforced slab on grade over 4 inches of compacted gravel, minimum 3,000 PSI at 28 days, with a 12 inch by 30 inch thickened edge footing and perforated foundation drainage.

How is it insulated?

The section shows 2×6 stud walls with 2 inches of continuous rigid XPS on three outside walls, over plywood or OSB sheathing. Check the assembly values required in your climate zone.

Does the set include HVAC drawings?

No. This set has 13 sheets covering architecture, roof, foundation, electrical and plumbing. There is no separate HVAC sheet, so your mechanical contractor will size and lay out the system.

Does the plan come with a material list?

Yes. A preliminary material list is included, prepared from the same 13 sheet drawing set, including the deck framing and decking.

Can I build it more than once?

One purchase covers one structure. Write to us for a multi build licence if you plan to repeat it.
