Description
The 30×32 Modern Cabin with Loft is a 960 sq ft main floor plus a 470 sq ft loft, about 1,430 sq ft in all, with 3 bedrooms, 3 bathrooms, an open living and kitchen space and a covered porch 29 ft wide across the front. You get a 16 sheet print ready PDF with a dimensioned floor plan and a separate loft plan, all four elevations, a building section, roof plan and roof framing, foundation, electrical, plumbing and HVAC, plus a preliminary material list, delivered the moment you check out.
- The loft is a floor, not a crawl space: a bedroom, a living area, a bathroom, a closet and storage, drawn on their own sheet.
- Three bathrooms, so a full house of guests is never queueing.
- A 29 ft covered porch with a cedar lined ceiling, deep enough for chairs and a table.
- An open living and kitchen 16 ft 8 in by 14 ft 6 in with the double height space above it.
- A simple 30 by 32 rectangle, which keeps the framing and the roof straightforward at this size.
- Electrical, plumbing and HVAC sheets are in the set, not sold as extras.

- Foundation plan with slab details
- All three bathrooms drawn and plumbed

A loft floor carries real load, so the joist sizing and the stair are the two things to have confirmed by an engineer in your state before you build.
Can I get a building permit with these plans?
In most US jurisdictions these drawings are what your building department will review. A loft adds two questions that a single level cabin does not raise, so ask about them early:
- Does the loft count as habitable space, and does it need a second means of escape?
- What headroom and stair rise and run does your code require for a loft bedroom?
- Do you require an engineer’s stamp or loft floor framing calculations?
- With three bathrooms, how does the fixture count affect septic sizing?
Because you receive the complete PDF set, a local engineer can review and stamp it without redrawing the project.
What will it cost to build?
Contractor built, about 1,430 sq ft at roughly $120 to $260 per square foot.
Three bathrooms and a loft floor are what separate this from a single level cabin of the same footprint.
You hire out the slab, framing, roof and glazing and finish the inside yourself.
Price the loft framing and the stair separately, since both need care and neither is cheap.
Figures are planning ranges, not quotes. Costs move with your region, site access and the finishes you choose.
Who this plan is for
A family cabin
Three bedrooms and three bathrooms means two families can share it for a weekend without anyone sleeping on a sofa.
Short-term rental
A listing that sleeps six to eight with three bathrooms sits in a different booking bracket from a one bedroom cabin.
Full time living
The loft living area gives you a second room to retreat to, which is what small houses usually lack.
A guest wing upstairs
Guests get a bedroom, a sitting area and their own bathroom, and you keep the main floor.
Need it changed?
Mirrored, the porch deepened, the loft bathroom moved, a crawlspace or pier foundation instead of a slab, or a different stair position: tell us what you want and we will quote it, usually within one business day.

Questions buyers ask
How many square feet is this cabin?
The main floor is 960 square feet on a 30 ft by 32 ft footprint. The labelled loft rooms add about 470 square feet, so roughly 1,430 square feet of floor in total, plus a 164 square foot covered porch.
Is the loft a real room or just a sleeping platform?
It is a real floor with its own drawing sheet. Upstairs there is a 12 ft by 14 ft 6 in bedroom, a 17 ft 4 in by 10 ft 6 in living area, a full bathroom, a closet and a storage room, with an open to below area looking over the living space.
How many bathrooms are there?
Three. Two on the main floor, at 12 ft by 6 ft 8 in and 12 ft by 7 ft, and a third in the loft at 6 ft by 10 ft 6 in. All three are drawn on the plumbing sheet.
How many people does it sleep?
Three bedrooms, so six comfortably on beds, and the loft living area takes a sofa bed if you need more. With three bathrooms it works as a shared or rented cabin rather than a couple only cabin.
What kind of roof does it have?
A low slope roof at about 15 degrees with two roof drains running to scuppers, drawn on the roof plan. The framing is 4 by 4 rafters at 24 inches on centre with a 4 by 8 purlin.
What foundation does it use?
A 5 inch reinforced slab on grade over 4 inches of compacted gravel with a 12 inch by 30 inch thickened edge under the exterior walls. The porch sits on its own 4 inch slab.
Is it insulated for a cold climate?
The wall build up shows 2×6 studs with R-15 batts plus 2 inches of continuous XPS on three outside walls, which is a good base. Check the required assembly values for your climate zone and upgrade if needed.
Does the set include electrical, plumbing and HVAC?
Yes. The 16 sheet set includes an electrical plan with a legend and a 100 amp, 40 space panel schedule, a plumbing plan with PEX and PVC sizing notes, and an HVAC sheet.
Are editable CAD files available for this plan?
Not for this one. The drawing set is supplied as a print ready PDF. If you need a change made, send us what you want and we will quote the redraw.
Can I build it more than once?
One purchase covers one structure. Write to us for a multi build licence if you plan to repeat it.
