Description
The 25×17 Modern Luxury Cabin is a 429 sq ft, 1 bedroom, 1 bathroom single level plan with dark vertical cladding, a pale stone feature wall, a timber lined soffit and a covered terrace running down one side. You get a 13 sheet print ready PDF with the dimensioned floor plan, all four elevations, a section with the foundation detail, roof plan and roof framing, foundation plan, electrical and plumbing, plus a preliminary material list, delivered the moment you check out.
- The materials do the work: dark boards, a stone panel and a warm timber soffit, which is why it reads as a small luxury cabin rather than a shed.
- A covered terrace sits under the main roof on posts, so there is no separate roof to frame.
- An open kitchen and living room 13 ft 2 in by 13 ft 10 in, almost square, which uses a small footprint well.
- A separate 11 ft by 10 ft bedroom with a door, reached through the foyer rather than through the living room.
- One level, a slab floor and no stairs anywhere.
- Under 450 square feet, which keeps it inside most backyard cabin and ADU size limits.

The stone feature wall is drawn as a finish, not as a structural element. Your builder can swap it for render, board or brick without changing the plan.
Will I need a permit for this?
Almost certainly yes, because it has a bathroom and a kitchen, which makes it a dwelling rather than a shed in most US jurisdictions. The good news is that at 429 square feet it sits under the size cap most cities set for an accessory dwelling unit. Before you buy, ask your planning and building departments:
- What is the maximum floor area for an ADU or guest cabin here?
- Does the covered terrace count toward floor area or lot coverage?
- Do you require an engineer’s stamp or structural calculations?
- Do you require a site plan and an energy compliance form?
Because you receive the complete PDF set, a local engineer can review and stamp it without redrawing the project.
What will it cost to build?
Contractor built, about 429 sq ft at roughly $140 to $290 per square foot.
The stone panel and the timber soffit are finish choices, so they are the easiest places to trim the budget.
You hire out the slab, framing, roof and glazing and finish the inside yourself.
The terrace posts and the roof overhang need care, since they carry the whole look of the building.
Figures are planning ranges, not quotes. Costs move with your region, site access and the finishes you choose.
Who this plan is for
A premium short-term rental
Small, but the materials photograph like a far more expensive building, which is most of the battle on a listing site.
A guest cabin
A real bedroom, a real bathroom and a terrace, far enough from the main house to feel separate.
A backyard ADU
Under 450 square feet and single storey, which keeps it inside most size and height limits.
Owner-builders
One rectangle, a slab floor and no stairs, with the terrace posts as the only fussy carpentry.
Need it changed?
A second bedroom, the terrace moved to the other side, a larger bathroom, a pier foundation instead of a slab, or editable CAD files: tell us what you want and we will quote it, usually within one business day.
What you are buying
Your licence
One purchase lets you build this design once, on one lot. You can print the set as many times as you need for that build. You may not resell, share or redistribute the files.
Delivery
The download link appears on screen and is emailed the moment payment clears. It does not expire. Find a drawing error and we correct the sheet and resend it free.
Questions buyers ask
How big is this cabin?
The footprint is 25 feet 6 inches by 16 feet 10 inches, about 429 square feet of enclosed floor, plus a covered terrace that sits under the same roof.
How many rooms are there?
An open kitchen and living room of 13 ft 2 in by 13 ft 10 in, a bedroom of 11 ft by 10 ft, a bathroom of 7 ft by 3 ft 6 in with a shower, and a small foyer at the entrance.
Is the terrace covered?
Yes. It runs along one side under the main roof overhang, supported on posts with a timber lined ceiling, so it does not need a separate roof structure.
Can I build this in my backyard?
In many places yes, as an accessory dwelling unit or guest cabin, since it is under 450 square feet and single storey. It has a kitchen and a bathroom, so it will almost always need a permit. Confirm the size cap and setbacks with your planning department first.
What is the stone wall made of?
The elevations show a pale stone or masonry feature panel beside the entrance. It is a finish rather than a structural element, so render, fibre cement board or brick can be used instead without changing the plan.
What foundation does it use?
A concrete slab over a compacted gravel base, with the extent and thickness shown on the foundation sheet. There is no floor framing.
Does the set include HVAC drawings?
No. The 13 sheets cover architecture, roof, foundation, electrical and plumbing. A house this size is usually heated and cooled by a single mini split, which your installer will size.
Does the plan come with a material list?
Yes. A preliminary material list is included, prepared from the same 13 sheet drawing set, with approximate quantities for budgeting.
Is it suitable for full time living?
For one person or a couple, yes. There is one bedroom, one bathroom and a full kitchen. For a family you would want our larger plans instead.
Can I build it more than once?
One purchase covers one structure. Write to us for a multi build licence if you plan to repeat it.
