Can You Short Term Rent a Cabin? What to Check First
The maths looks wonderful. A small cabin, a lake, a booking calendar. Then you find out the county caps short term rentals, or your insurer will not cover paying guests, or the cabin you were about to buy was never permitted.
Three separate permissions decide whether you can rent a cabin short term: zoning, the building permit record, and your insurance. Most people check only the first, and the second is the one that ends projects.

1. Zoning and short term rental rules
Ask the planning department two questions. Is a short term rental an allowed use on this parcel, and is there a cap, a licence, or a minimum stay. Rules vary enormously: some counties require a permit and an annual inspection, some cap the number of licences, some set minimum stays of thirty days which effectively ends nightly letting.
Accessory dwelling rules are a separate layer. In California, for instance, state law allows local agencies to require that ADU rentals be for terms of thirty days or longer, which rules out nightly rental of an ADU in many cities. You can read the state’s own position in the California ADU Handbook.

2. The building permit record
This is the one that quietly kills deals. If the structure was never permitted:
- Your insurer can decline cover, or deny a claim later
- Your lender may value the structure at nothing
- A neighbour complaint can trigger an inspection and an order to remove or retrofit
- A platform listing creates a public, dated record of the building being occupied
If you are buying a property that already operates as a rental, ask for the permit and the certificate of occupancy, not the income figures. A seller who will not show income records and cannot show a permit is telling you something.

3. Insurance
A standard homeowner or seasonal dwelling policy usually excludes commercial use. You need a policy written for short term rental, and the insurer will ask about distance to a fire service, heating appliances, wood stoves and whether the building is permitted. Call before you list, not after.

What makes a small cabin actually book
Once the three permissions are sorted, the design decisions that drive bookings are not subtle:
- Sleeping capacity per square foot. A loft adds two guests without adding foundation, roof or septic capacity. That is the cheapest capacity you can buy.
- A second bathroom. Two bedrooms with two bathrooms lets you take the two couple booking most small cabins have to turn down.
- One photogenic space. A glazed gable, a tall window wall or a fireplace carries the listing. A small cabin needs one.
- Outdoor room. A covered deck is used in more weather than an open one and photographs better.
Several plans in our cabin plan collection are tagged for short term rental for exactly these reasons, and the two bedroom two bathroom Scandinavian lean cabin was drawn around the two couple booking in particular.
Before you commit
- Call planning: is short term rental allowed here, and is there a cap or minimum stay?
- Call building: is this structure permitted, and is there a certificate of occupancy?
- Call an insurer: will you write a short term rental policy on this building?
- Then run the numbers.
If you are building new rather than buying, our cabin permit guide covers the approval order that keeps all three of those answers positive.
FAQ
Can I rent out an unpermitted cabin on a booking platform?
You can list it, but you are exposed on three fronts: insurance can be declined, a complaint can trigger enforcement, and the listing itself documents occupancy. Permit it first.
Do I need a special permit to short term rent?
In many counties yes, with an annual licence and sometimes an inspection. Some areas cap the number issued. Ask planning before you buy.
Can I short term rent an ADU?
Often not nightly. Many jurisdictions require minimum stays of thirty days for accessory dwelling units. Check your state and local rules specifically for ADUs.
What cabin size works best as a rental?
Two bedrooms with a loft tends to be the sweet spot: it sleeps six, fits most small lots, and keeps the septic sizing and cleaning time manageable.
