Description

The 24×36 Black Lean Cabin is an 864 sq ft, 2 bedroom, 1 bathroom single level cabin plan with a single slope roof, blackened vertical cladding, a cedar lined soffit and a full height glass front, plus a 28 ft sleeping loft open to the living room below. You get a 14 sheet print ready PDF with the main floor plan, the loft plan, all four elevations, section, foundation, roof framing, electrical, plumbing and HVAC sheets, plus a material list, delivered the moment you check out.

Why buyers pick this plan

  • Dark cladding keeps the cabin quiet against the trees instead of competing with them.
  • The glass front runs the full width of the living space, so the deck reads as part of the room.
  • An open 8 ft deck with room for a fire pit and a full seating group, not a token landing.
  • A 28 ft sleeping loft adds a third sleeping place without a second storey.
  • A separate laundry room rather than a hallway closet.
  • Electrical, plumbing and HVAC sheets are in the set, not sold as extras.

What is and is not in the set

Included

  • Main floor plan, fully dimensioned
  • Separate loft plan sheet
  • All four elevations and a building section
  • Cladding, soffit and trim called out on the elevations
  • Foundation and roof framing plans
  • Electrical, plumbing and HVAC layouts

  • Engineer or architect stamp
  • Site specific structural or truss calculations
  • Paint or stain specification for the black finish

  • Editable CAD files, available on request

These come from a professional licensed in your state. The full PDF set is what they need to review and stamp.

Permits

Can I get a building permit with these plans?

In most US jurisdictions these drawings are exactly what your building department will review. What varies is the paperwork around them. Before you buy, call your department and ask four questions:

  • Do you require an engineer’s stamp?
  • Do you require truss or structural calculations?
  • Do you require a site plan showing setbacks?
  • Do you require an energy compliance form?

If you are building in a wildfire zone, ask one more: some western counties restrict cladding and deck materials, which is worth knowing before you order the siding. Because you receive the complete PDF set, a local engineer can review and stamp it without redrawing the project.

Budget

What will it cost to build?

Finished build$97,000 to $212,000

Contractor built, 864 sq ft at roughly $112 to $245 per square foot.

Charred or factory finished black siding sits above painted board on the materials line.

Shell or owner-build$54,000 to $97,000

You hire out the slab, framing, roof and glazing and finish the inside yourself.

Loft framing is included in the shell.

Figures are planning ranges, not quotes. Costs move with your region, site access and the siding finish you choose.

Best for

Who this plan is for

Short-term rental

A dark cabin with a lit glass front is one of the most photographed looks in the category, and the loft sleeps two more.

A tight wooded lot

The dark exterior settles into a close treeline where a pale cabin would look dropped in.

Downsizing

Everything you use daily is on one level, with the loft kept for visitors.

Owner-builders

A simple rectangle, conventional 2×6 framing and a single slope roof, with the glazing hired out.

Need it changed?

Mirrored, widened, a different siding, a covered deck, a crawlspace or pier foundation, the loft removed, or editable CAD files: tell us what you want and we will quote it, usually within one business day.

FAQ

Questions buyers ask

Is the black finish a stain, a paint or charred wood?

The drawings call for vertical board cladding and leave the finish open, because all three are used for this look. Charred cedar lasts longest with no recoating, a factory finished board is the easiest to source and a site applied stain is the cheapest.

Does a dark cabin get hotter in summer?

The wall assembly matters more than the colour. The plan specifies R-15 insulated 2×6 walls, and the deep roof overhang on the high side shades the glass through the middle of the day.

How big is it and how many rooms?

24 feet by 36 feet, 864 square feet on the main floor, plus a 28 foot sleeping loft open to the living space. Two bedrooms, one full bath, a separate laundry room and an open kitchen and living area.

Can I get a building permit with these plans?

In most US jurisdictions these drawings are what the building department reviews. Some counties also want an engineer stamp, truss calculations, a site plan or an energy form. You receive the complete set, so a local engineer can review and stamp it without redrawing anything.

Does the plan come with a material list?

Yes. A preliminary material list is included, prepared from the same 14 sheet drawing set.

What foundation does it use?

A monolithic thickened edge slab on grade. If you need a crawlspace, piers or a basement, we can redraw the structural sheets.

Does it include electrical, plumbing and HVAC?

Yes. The electrical plan with legend and the plumbing and HVAC layouts are part of the 14 sheet set.

How do you get up to the loft?

A spiral stair beside the living area, shown on the main floor plan and on the loft plan sheet. If you would rather have a straight run or a ladder, we can redraw it.

Can I build it more than once?

One purchase covers one structure. Write to us for a multi build licence if you plan to repeat it.

How do I get the files?

The download link appears on screen the moment payment clears and is emailed to you as well. It does not expire.
