Description

The 24×36 Modern Forest Retreat is an 864 sq ft, 2 bedroom, 1 bathroom single level cabin plan with a single slope roof, a full height glass front and a stone chimney serving an indoor fireplace and a deck hearth, plus a 28 ft sleeping loft open to the living room below. You get a 14 sheet print ready PDF with the main floor plan, the loft plan, all four elevations, section, foundation, roof framing, electrical, plumbing and HVAC sheets, plus a material list, delivered the moment you check out.

Why buyers pick this plan

  • The stone chimney anchors the high side of the roof and gives the cabin a face that reads as permanent, not temporary.
  • A glass front the width of the living space turns the treeline into the main wall of the room.
  • The 8 ft front deck runs past the chimney, so the outdoor hearth sits in usable covered space.
  • A 28 ft sleeping loft adds a third sleeping place without a second storey.
  • A separate laundry room rather than a hallway closet.
  • Electrical, plumbing and HVAC sheets are in the set, not sold as extras.

Permits

Can I get a building permit with these plans?

In most US jurisdictions these drawings are exactly what your building department will review. What varies is the paperwork around them. Before you buy, call your department and ask four questions:

  • Do you require an engineer’s stamp?
  • Do you require truss or structural calculations?
  • Do you require a site plan showing setbacks?
  • Do you require an energy compliance form?

Ask one more if you keep the fireplace: most departments want the manufacturer listing for the appliance and flue, or a mason’s detail for a site built hearth. Because you receive the complete PDF set, a local engineer can review and stamp it without redrawing the project.

Budget

What will it cost to build?

Finished build$101,000 to $220,000

Contractor built, 864 sq ft at roughly $117 to $255 per square foot.

The stone chimney and hearth are the line item that moves this range most.

Shell or owner-build$56,000 to $101,000

You hire out the slab, framing, roof, glazing and masonry and finish the inside yourself.

Loft framing is included in the shell.

Figures are planning ranges, not quotes. Costs move with your region, site access and whether you build the chimney in stone or use a lighter clad flue.

Best for

Who this plan is for

A wooded lot

The glass front and the deck hearth are drawn for a site where the view is close trees rather than open distance.

Short-term rental

A fireplace, a deck hearth and a loft give a listing three things guests search for in one 864 sq ft footprint.

Weekend getaway

One level to close up and leave, with the loft kept for the weekends everyone comes at once.

Owner-builders

A simple rectangle, conventional 2×6 framing and a single slope roof, with the masonry and glazing hired out.

Need it changed?

Mirrored, widened, the chimney moved or dropped, a crawlspace or pier foundation, the loft removed, or editable CAD files: tell us what you want and we will quote it, usually within one business day.

FAQ

Questions buyers ask

Is the fireplace part of the plan or just the render?

The chimney mass and the hearth opening are drawn on the floor plan, the elevations and the building section. The appliance itself is your choice, so you pick the unit and your supplier provides its listing and flue sizing.

Can I build it without the stone chimney?

Yes. The wall it sits against is a normal framed wall, so leaving the masonry out does not change the structure. Write to us and we will mark up the elevations for you.

How big is it and how many rooms?

24 feet by 36 feet, 864 square feet on the main floor, plus a 28 foot sleeping loft open to the living space. Two bedrooms, one full bath, a separate laundry room and an open kitchen and living area.

Can I get a building permit with these plans?

In most US jurisdictions these drawings are what the building department reviews. Some counties also want an engineer stamp, truss calculations, a site plan or an energy form. You receive the complete set, so a local engineer can review and stamp it without redrawing anything.

Does the plan come with a material list?

Yes. A preliminary material list is included, prepared from the same 14 sheet drawing set.

What foundation does it use?

A monolithic thickened edge slab on grade. If you need a crawlspace, piers or a basement, we can redraw the structural sheets.

Does it include electrical, plumbing and HVAC?

Yes. The electrical plan with legend and the plumbing and HVAC layouts are part of the 14 sheet set.

How do you get up to the loft?

A spiral stair beside the living area, shown on the main floor plan and on the loft plan sheet. If you would rather have a straight run or a ladder, we can redraw it.

Can I build it more than once?

One purchase covers one structure. Write to us for a multi build licence if you plan to repeat it.

How do I get the files?

The download link appears on screen the moment payment clears and is emailed to you as well. It does not expire.
