About

Our story

TinyHousePlans.net is a small plan studio. We draw modern cabin and tiny house plans for people who want to build something small and well designed, and we sell them as complete print ready sets instead of pretty pictures with the details held back.

Two friends, one frustrating afternoon

We started five years ago, and it began with a problem rather than a business plan. Two of us, friends who had both spent years around drawings and small builds, were helping someone price a small cabin. Every plan site we opened showed a beautiful render, a square footage number and a price. None of them showed the sheets you would actually receive. None said what the build would cost. None said what the county would ask for before anyone would sign a permit.

So the buyer paid, downloaded the file, and found a thin set with no electrical sheet and no material list. The project stalled for weeks while a local draftsman filled the gaps. That afternoon is the reason this site exists.

We built TinyHousePlans.net around one rule: show the buyer everything before they pay. Five years later that rule still decides what goes on every product page.

What we are trying to do

Good drawings used to be something you could only get by commissioning an architect. For a 900 square foot cabin that often costs more than the framing. We think a person building something small deserves the same quality of information as a person building something large, at a price that makes sense for the project.

Complete, not partialEvery set carries the floor plan, all four elevations, section, foundation, roof framing, electrical, plumbing, HVAC and a material list. No sheet is held back for an upsell.
Honest about moneyEach plan shows a build cost range for a finished build and for a shell or owner build, so you can decide before you spend, not after.
Clear about permitsWe tell you what a stock set does and does not cover, and which four questions to ask your building department before you buy.
Affordable on purposeInstant download pricing instead of custom design fees, so the money you save goes into the build.

How a plan set gets made

  1. We design for a real siteEach plan starts as a buildable layout, not a render. Room sizes, door swings, deck depths and ceiling heights are decided before anything is drawn pretty.
  2. We draw the full setSixteen sheets at 1:50, dimensioned, with the structural, electrical, plumbing and HVAC layouts a builder and an inspector expect to see.
  3. We check it against the buildEvery sheet is cross checked so the dimensions on the floor plan agree with the elevations, the section and the foundation.
  4. We keep fixing it after you buyFind a drawing error and we correct the sheet and resend it free. That does not expire.

Who we build plans for

Most of the people we hear from are not developers. They are a homeowner adding an ADU in the back garden, a couple putting a rental cabin on a piece of land, a person downsizing and tired of stairs, or an owner builder doing most of the work themselves with a crew for the slab and the roof. The plans are drawn with those projects in mind: simple rectangles, conventional framing, single slope or gable roofs, and no detail that needs a specialist trade to build.

What we promise

  • You see the full sheet list before you pay
  • Files arrive the moment your payment clears
  • Drawing errors are corrected free, for as long as you own the plan
  • Questions get a reply within one business day
